Property manager withholds tenant’s entire deposit for damages that existed before he moved in until the tenant shows timestamped move-in photos, forcing a full refund

  • Bearded man wearing glasses sitting on a couch at home, smiling while using a tablet in warm evening light.
  • My property manager tried to keep my entire deposit by claiming damages that existed before I moved in. I had sent her the evidence before I even unpacked.

This is something I still think about with a very specific kind of satisfaction because it was one of those situations where being slightly overcautious early on ended up mattering a lot later.
  • When i moved into my last apartment three years ago my older sister came with me to help.

  • She had been burned by a landlord doing exactly this kind of thing before and told me to document everything before i touched a single box.

  • I thought she was probably being a bit paranoid but i did it anyway. We spent about an hour going through every room with my phone camera, narrating out loud what we were seeing, photographing every mark, scratch, stain and worn patch individually with the date visible in the frame.

  • A cracked tile in the bathroom. A paint scuff along the hallway. A door handle that was already loose.

  • A section of kitchen flooring that had started to lift at the corner. All of it on video and photos, timestamped, uploaded to cloud storage that evening and emailed to myself so there was a clear date record that predated my tenancy.

  • Bearded man wearing glasses and earbuds sitting cross-legged on a couch under a skylight, smiling while using a laptop at home.
  • I lived there two years, kept the place in good condition, gave proper notice, cleaned thoroughly before leaving.

  • When i got my deposit back it was missing a significant amount. The itemized deductions included the cracked tile, the paint scuff, the kitchen flooring, and the loose door handle.

  • Every single item I had documented on day one. I sent my property manager the timestamped photos and video with a polite email noting that these items were pre-existing and had been documented before i moved in.

  • She replied that she couldn't verify when the photos were taken. I forwarded the original email I had sent to myself on move in day, which had the files attached and a clearly readable sent timestamp.

  • The full amount was refunded within four days. My sister has never let me forget that she was right.

  • Knickers 1978 It's not revenge though. People really need to learn the meaning of the word.

  • brookeashleyx Heard this exact same story except it was a brother who had been burned last week

  • Theunpolitical This is officially the fifth time I've seen the same story in this sub. A landlord tries to keep the deposit, but the OP documented everything during the initial walk through.

  • NHGuy Glad you got your money back like you were owed. What is the revenge here though? You proving you didn't cause the damage and then getting your security deposit back isn't revenge

  • TheNoah With TheBoat Account 2 days old, remember seeing this exact same story. Probably a bot account that wants to farm karma.

  • Accomplished_Bee4545 I'm calling dibs to repost this story next time (which would be iteration number 6). Al bots be karma farming.

  • br8indr8in Repeat story how many times now

  • Neither-Investment95 I've seen this story 6 or 7 times now. It's always a relative saying to take photos, the poster narrates (yes, that exact word) everything they see, they all back it up with cloud storage and e-mail themselves. The landlord then tries to withhold the deposit only to return within 4 days, after they "receive documentation"

  • Fun_Cat419 Op could go back to the unit and talk to the current renters. Give them the notice from the manager listing all the problems they never fixed. When current renters move out, they can protect themselves.

  • Colonel-Nickers Missed the version with the brother but there was also one with the father saying he told her so - what is the point????
